· Up to $35,000: New guidelines allow a maximum of $35,000 in assistance for down payment and/or closing costs. The amount eligible is calculated by taking 5% of the loan amount. (e.g., $15,000 assistance on a $300k loan, or $35,000 on a $700k loan) .
· No Monthly Payments: The funds act as a 0% interest second mortgage that you only pay back if you sell, refinance, pay off the loan, or move.
· Perks for Veterans: Active military and veterans are eligible, and you don't even have to be a first-time homebuyer.
Income limits vary by county, and non-occupant co-borrowers' income won't count against those limits. These funds are expected to dry up in just a few weeks.
